Hogarfax turns information scattered across public administrations into a single geospatial analysis of the exact property you are looking at — risks, legal restrictions, surroundings, real market price and the cost of buying it.
What it does
We take the exact location of a property — not its postcode, its parcel — and cross-reference it against dozens of official public sources with our own geospatial engine. Every check states its own scope: the property, the parcel, the census section or the municipality, never blurred into one another.
- Risks and restrictions. Natural hazards (flooding, wildfire, seismic activity, radon), and legal or land-use restrictions that affect what can be built, extended or done with the property.
- Surroundings. Nearby industry, infrastructure, noise sources and services — schools, healthcare, transport — the listing never mentions.
- Price and cost. The asking price against what similar homes have actually sold or rented for, plus the real cost of buying and keeping the property.
- What a listing photo can't show. Aerial imagery of the parcel and its historical evolution over the decades, so you can see what changed and when.
- Collective intelligence. What other users have observed, visited or reported about that specific property adds to the official analysis, so you are not only relying on what the listing says.
How we deliver it
None of this is handed to you as raw, disconnected data layers. Everything is integrated, analyzed and interpreted into a single document: a professional, verifiable PDF report, with every check traceable to its source, its date and the scope it applies to.
Verifiable means exactly that: every report carries a code you — or anyone you share it with — can check against the original on our site, so a PDF can't be altered and passed off as ours.
What it isn't
Hogarfax does not use artificial intelligence to generate the findings in the report. Data is cross-referenced with explicit rules and calculations, not a model that guesses — and when a data point isn't available, the report says so instead of inventing a plausible-looking number.
It doesn't replace a professional, either. It doesn't replace a site visit, a legal opinion or the judgement of the qualified professional required for each matter — it gives you what you need to ask that professional the right questions.
