For shortlisted properties, we request the Land Registry extract (nota simple), interpret it (ownership, charges and easements), translate it if needed and integrate it into the report.

Every data point cites its official source

We infer nothing from photos or satellite imagery: we cross the exact location with the Cadastre, MITECO, the Nuclear Safety Council, IGN, the Ministry of the Interior, the Urban Information System and sale records. How is Hogarfax different from checking the official sources myself?

We have already integrated, normalised and geolocated more than 25 scattered official sources (Cadastre, MITECO, CSN, IGN, Interior, SIU, sale records). Instead of downloading and cross-referencing incompatible maps one by one, you make a single query —by plot, by portfolio or by criteria— and get the result with the source and date of each data point.

Can I search for plots that meet specific requirements?

Yes, that is the reverse land search: you define a brief (size, use, distance to railway, power lines, motorways, no flood zone or easements, etc.) and we return the plots that meet it. Tell us your case and we define the scope together.

Do you offer an API to analyse many properties?

Yes. The API returns each parcel's report (cadastral identity, buildings, hazards, constraints and connectivity) as JSON and PDF, with the source of every data point. Usage is metered per distinct property, and volume, rate limit and support are agreed per case.

Is the data reliable for professional use?

Yes. Everything comes from official public sources and each check cites its source and date. Hogarfax complements a technical inspection, an official valuation or a Land Registry extract: it does not replace them, it feeds them with risk, land and surroundings context.
