A clear check before you buy

Hogarfax turns the Cadastre and other official public records into a plain-language report, so you can review a property before visiting, negotiating or signing.

What we check

Every report covers six areas: the property itself, its history and negotiation, natural risks, land-use limitations, the surrounding area, and ready-to-use tools. Natural risks include official probability maps and, where an official event footprint exists, recorded historical flooding. Historic footprints describe one observed event and do not replace probability maps; provisional post-DANA DPH surfaces are shown separately and are never presented as final legal boundaries.

Where the data comes from

We start from the official Cadastre and combine it with public records from Spanish environmental, civil protection, statistical and market authorities. We don't fill gaps with guesses: when a source doesn't cover an area, a period or a property type, the report says so instead of inventing a value.

Updates & limits

We refresh our data as official sources publish new versions; not every source moves at the same pace. Hogarfax is an informative first layer of verification — it doesn't replace legal, technical, architectural or valuation advice for high-stakes decisions.

Found an error?

Tell us with the property URL or cadastral reference and the section affected. If it's our interpretation, we fix it. If it comes from an official source, we note the limitation and update it once the source changes.

For high-stakes decisions, always contrast the result with the original source and the professional advice that applies to your property.
