This is an informative English translation, summarised to the essentials. The legally valid terms are the Spanish ones at hogarfax.com/terminos; if there is any discrepancy, the Spanish version prevails.
1. Provider
Hogarfax is provided by Diana R. Popescu, Spanish tax ID (NIF) 08016912D, with professional address at Calle Padre Gerardo Gil, 32, 28200 San Lorenzo de El Escorial (Madrid), Spain. Contact: contacto@hogarfax.com.
2. What the service is — and what it is not
Hogarfax provides digital analysis and reports to help you understand a property before deciding. The content is informative and indicative. It is not an official appraisal (tasación), nor legal, technical, planning, financial or investment advice, and it does not replace an inspection, an official document or a professional consultation.
You must check any relevant information yourself, with the competent bodies and professionals, before making an offer, paying a deposit, signing a contract, applying for a mortgage or completing a purchase.
3. Prices, payment and delivery
Prices include VAT and the total is shown before you pay. Payment is processed by Stripe and is one-off, with no subscription.
- Full report — €24.90. Preparation starts as soon as you pay; a person reviews it by hand and the PDF is emailed to you within 24 hours.
- Full report + Land Registry Study — €89 (or €64.10 to add it to a report you already bought). We request the nota simple from the Land Registry on your behalf (articles 221 and 222 of the Mortgage Law) and explain it in your report. Delivery in 1–2 business days. The nota simple is purely informative and does not certify the content of the registry entries (article 225 of the Mortgage Law).
4. Right of withdrawal
Full report: it is digital content. Before paying you expressly request that its preparation starts immediately and acknowledge that, once supply has started, you lose your 14-day right of withdrawal (article 103.m of Royal Legislative Decree 1/2007). This only affects withdrawal because you changed your mind: your other consumer rights remain if the report is not delivered, is defective or is for the wrong property.
Land Registry Study: it is not delivered immediately, so you keep your 14-day right of withdrawal until the service has been fully performed (article 103.a). If you withdraw after it has started, you pay the proportional part already provided (article 108.3). If we cannot obtain the nota simple, we deliver the full report and refund the difference between both prices.
5. Our guarantee
If a report has an error on our side or is generated for a property other than the one you requested, we regenerate it or send you the correct report at no cost. This does not limit your statutory rights as a consumer.
6. Acceptable use and intellectual property
The service is for legitimate personal or professional use. Without prior written authorisation, you may not use bots or automated processes to access or extract content, copy or redistribute the website, reports or data, resell the service, or circumvent its limits or security. The platform, its code, texts, design and reports belong to Hogarfax or are used under licence. We may suspend access in case of abuse or fraud.
7. Privacy, changes and applicable law
Personal data is handled as described in the Privacy policy. Hogarfax may update or withdraw features and may interrupt the service temporarily for maintenance or reasons beyond its control.
These terms are governed by Spanish law. Disputes will be submitted to the competent courts of Spain, without prejudice to the mandatory jurisdiction that applies to consumers.
