Online property report
The property report that reveals what the listing doesn't tell you
A property report brings together, in a single document, what you need to know before buying: physical risks (flooding, radon, seismic hazard, wildfires), land constraints, surroundings and nuisances, building condition and the real market price of the area. Hogarfax generates it instantly from the address or the cadastral reference, with 25+ checks on official sources. Start free and unlock the full report with PDF for €24.90 (VAT included).

4.5 on TrustpilotUse it when the most money is at stake
- Before travelling: rule out properties with clear risks or constraints.
- Before offering: compare the asking price with the area's real market context.
- Before paying a deposit: check the exact plot, land status and surroundings.
- When negotiating: take specific findings and the PDF to the seller or agent.
What it is — and what it is not
It is an online X-ray of the location, plot, surroundings, estimated condition and market. It complements, but does not replace, a Land Registry extract, an official valuation or an in-person structural survey.
Everything the property report includes
More than 25 checks on official public sources (Cadastre, MITECO, CSN, IGN, Ministry of the Interior). Every data point cites its source in the report itself.

Generate my property reportFrequently asked questions
What is a property report and what is it for?
It is a document that gathers, from official sources, the information the listing leaves out: natural risks (flooding, radon, seismic hazard, wildfires), land constraints, surroundings and nuisances, building condition by age, and a reference of the area's market price. It helps you decide with data before visiting, negotiating or signing, and avoid costly surprises after buying.
How do I get a report for a property?
You only need the address or the cadastral reference. Hogarfax locates the plot, cross-references public data and generates the report in seconds. The initial exploration is free and needs no account; the full report, with all checks and a downloadable PDF, unlocks for €24.90 (VAT included) as a one-time payment.
How is this different from a Land Registry extract (nota simple)?
The nota simple reports ownership and charges (mortgages, seizures). The Hogarfax report is complementary: it analyses physical risks, land constraints, surroundings and market price, which the nota simple does not cover. It does not replace the nota simple, an official valuation or a technical inspection: it complements them.
Does it work for flats, houses and plots?
Yes. It works for homes and for rural or urban plots anywhere in Spain, from the address or the cadastral reference. For plots, the analysis of land classification, easements and risks is especially relevant before buying.
Does the report show the area's historical aerial evolution?
Yes. The PDF keeps the four current aerial views at different scales and adds a separate annex with the official historical orthophotos actually available for that plot, from the 1956–1957 American Flight to the present day. Coverage varies by location, so Hogarfax only includes epochs with sufficient real imagery.
Where does the report data come from?
From official public sources: Cadastre, MITECO (flooding, noise, industry, dams), Nuclear Safety Council (radon), IGN (seismic hazard, energy) and sale records for price. Each check cites its source in the report, and the methodology explains the limits of each data source.
Is this the same as a homebuyer survey?
Not quite. In Spain there is no equivalent of the UK homebuyer survey culture; structural surveys exist but are rare in normal purchases. A Hogarfax property report covers the location-based half of that job — flood, wildfire, radon, seismicity, land status, surroundings and price — from official Spanish sources, online and in minutes. For the building's structure you can additionally hire a local architect.
