• Easements and registered restrictions, plus any tax charges (afecciones fiscales).
• The registered surface, cross-checked against the Cadastre — a discrepancy is a red flag worth resolving before you sign.
• Every point explained in plain English, with the questions to raise with your lawyer or notary.

We request it directly from the official Registro de la Propiedad on your behalf — not through a reseller. Many "instant nota simple" sites are unofficial intermediaries or outright scams; this is the real document from the Registry.

Not instant: the Registry issues the extract in 1–2 business days, and we deliver the full report and the extract together, as one PDF.
Note for this property: we could not yet confirm its unique Land Registry code, so identification at the Registry may fail. If we cannot obtain the extract, you get the full report and we refund the difference.
