• The registered owner(s) — confirm the person selling is really the owner, and see the ownership structure (full ownership, bare ownership, usufruct, shares).
• Mortgages, liens and charges (cargas) registered against the property — debts that would pass to you on purchase.
• Easements and registered restrictions, plus any tax charges (afecciones fiscales).
• The registered surface, cross-checked against the Cadastre — a discrepancy is a red flag worth resolving before you sign.
• Every point explained in plain English, with the questions to raise with your lawyer or notary.

We request it directly from the official Registro de la Propiedad on your behalf — not through a reseller. Many "instant nota simple" sites are unofficial intermediaries or outright scams; this is the real document from the Registry.
