How do I know if my house is in a flood zone?

It is the same information the authorities use, made understandable.

What is the difference between river and coastal flooding?

River flooding is caused by rivers overflowing or by intense rainfall accumulating; coastal flooding is caused by storms, surges or sea-level rise in coastal areas. The report checks both separately, because a property may be exposed to one, the other or neither.

Does living in a flood zone affect insurance and the mortgage?

It can. Being in a hazard zone usually raises home insurance costs and, in some cases, affects the valuation or limits renovations and extensions due to watercourse easements. Knowing before you buy lets you negotiate the price or rule out the property with good reason.

Can I check the flood zone of a plot or land?

Yes. It works the same for homes and for rural or urban plots. For land it is especially important, because the hazard zone and watercourse easements may prevent building on part or all of the plot.
