Why most rental references are city-wide, not street-level

Any rental price source aggregated by municipality gives you the same number for a flat in the city centre and one on the outskirts. The real return of a specific property depends on far more than which city it's in: the neighbourhood, the street, the size relative to what's typical for that area. A whole-city figure captures none of that.

What Hogarfax does differently

  • Geographic cross-matching against official cartography: we resolve the property's exact location against official administrative boundaries to drop from municipality level down to a much smaller area, instead of settling for a whole-city average.
  • Two sources, not one: the official reference for the exact area and, when there's enough sample, real rental listings observed near that specific property — both are shown, neither hides behind the other.
  • A purpose-built weighting model: the estimate doesn't blindly scale a price per square metre. It compares the property's size against the typical size for its area and adjusts how much weight each component gets — two differently-sized homes in the same area don't get the same formula.
  • Calculated confidence, not a guess: every figure comes with a confidence level built from several objective data-quality signals — not a traffic light set by eye.
Why this isn't quick to copy: it isn't a call to a public API. It combines proprietary geographic cartography, spatial matching against each property's exact location, multiple data sources, and a weighting-and-confidence model built specifically for this. Each piece exists somewhere on its own; the combination of all four does not.
