The context: the province with the largest wildfire in Spain's history

The fire declared in the Ávila mountains has already burnt around 50,000 hectares and on 24 July merged with two other active fires in the Sierra Oeste west of Madrid, as we covered in our analysis of the live wildfire map. Across Ávila, Madrid and Toledo, more than 75,000 hectares have burnt and around 90,000 people have been evacuated or confined over the last two weeks. This is the comarca where Cebreros sits, and it's why a report generated today in this area deserves a close read.

The news covers an entire province. The report covers one specific plot. Those are different scales: Ávila being in a state of emergency doesn't prove every home is in direct danger, but it doesn't let you assume none is, either, without checking.

Active fire 115 metres away: what the satellite detected yesterday

The risk screen flagged "Wildfire and forest proximity" in red. The detail: 123 NASA FIRMS thermal hotspots detected about 115 metres from the property in the last few days, the most recent on 27 July 2026 — the day before the report was generated. This isn't a historical municipal classification or an estimate: it's a satellite heat detection, cross-referenced with the exact plot, less than 24 hours old at the time of analysis. The combination of proximity to forest mass and such recent active hotspots is what triggers the report's highest alert level.

Two more alerts on the same plot: flooding and radon

The report didn't stop at the wildfire. In amber, it flagged "River flood hazard" (the property is close to a flood-prone area) and "Rivers and watercourses" (proximity to a watercourse that can condition future work on the plot). In red, alongside the wildfire, came "Radon": the zone is classified as high risk for this gas accumulating, which calls for checking ventilation and basements or ground floors during a viewing. None of these three signals would be exceptional on its own — each appears in thousands of Hogarfax reports every year; what's unusual is seeing all three together, on the same plot, the same day.

  • The active fire is a satellite heat detection as of the report date, not a prediction or a guarantee the property will burn: the situation changes with wind and how the fire advances.
  • The flood-prone area flags proximity to an official hazard layer, useful for asking about drainage and what happens in heavy rain, not a flooding history for this specific home.
  • Radon is a zone classification (not a measurement inside the home): it recommends checking ventilation, it doesn't certify a dangerous concentration inside the house.
  • The three layers together do change the questions worth asking on a viewing: access and evacuation if the fire advances, drainage and insurance against flooding, and ventilation against radon.

What to check before buying in an area like this

For a property like this we'd ask for the current status of the fire and of access routes, review the insurance policy against fire and flood, ask about plot drainage during heavy rain, and check ventilation in basements and ground floors against radon. We'd also separate what the data proves from what needs a professional: a satellite layer or a zone classification locates exposure, it doesn't replace a technical inspection or the official emergency instructions from the regional government if there's an active emergency.
