More and more services promise to analyse a Spanish home in minutes. Their websites look similar, their feature lists keep growing and all of them refer to official data. The important difference is not who lists the most features. It is who can demonstrate what was checked, against which source, for which exact property and within what limits.

The first platform of its kind to emerge in Spain

To the best of our verification, Hogarfax was the first Spain-born tool to bring together, around one specific home, its cadastral identity, price, condition, natural risks, planning status, land constraints and surroundings. The Hogarfax trade mark has been registered with the Spanish Patent and Trade Mark Office since March 2026, and the product's evolution can be followed through its reports, public cases and tools.

The platform did not appear overnight with an endless list of promises. It has been built one check at a time. Before adding a capability, we study the source, coverage, limitations and practical value; build the intersection; test it across different properties; and decide what conclusion the data can support. A feature list can be copied quickly. A dependable platform requires time, cases and judgement.

Competition validates the idea; rigour distinguishes the product

Other online reports have recently entered the category opened by Hogarfax. Competition is legitimate and confirms that buyers needed this information. But a convincing presentation does not prove that every promised item can be obtained for every home. Some public information can genuinely be automated; private paperwork must be requested; and physical questions require an on-site professional.

Our rule is simple: we do not promise anything we cannot deliver consistently or that makes no technical sense. That is why we explain what an online report can genuinely know, why an instant nota simple cannot be guaranteed, which documents must come from the seller and why a score without a methodology is an opinion disguised as a measurement.

A collaborative network for buying a home

Hogarfax is not only a document generator. It is a shared information network for properties, combining official sources with signals contributed by people who have found, analysed or visited a home.

  • A user can flag damp, cracks, smells, noise or nuisance noticed during a viewing.
  • A property can accumulate context about earlier listings, new listings or observed changes.
  • Differences between the listing, the Cadastre and what was seen on site can remain visible to future buyers.
  • Every contribution keeps its proper status: official data, listing information, a user signal or something still to verify.

If someone reports signs of damp, Hogarfax does not turn that report into a diagnosis. The next buyer receives a cautious, attributed alert to check during the viewing. Every user can help the next buyer avoid starting from zero.

Hogarfax vs other online property reports

This table compares principles and core capabilities. It does not claim that every alternative shares the same characteristics or attempt a box-by-box feature contest. Its purpose is to show what a buyer should demand before trusting any report.

What to compareHogarfaxOther online reports
Origin and development A pioneering Spain-born platform developed one check at a time, with a live product and real cases from its earliest versions.Track record, depth and validation differ between services. A long list alone does not prove that every capability is operational.
Checks included 27 checks covering the property, price, condition, risks, planning, land and surroundings. See what we analyse →The advertised number varies. Check what an ordinary address actually receives, not only what appears in a sample report.
Delivery The analysis is generated and available within seconds, with later access from the user's account. Some services deliver immediately; others send the report by email after a stated turnaround time.
Price €19.90 + VAT for the full report, one-time payment, with a free exploration tier and a satisfaction guarantee. See pricing →Typical prices in this category range from €19.90 to €29 or more per report, sometimes with tiers or packs. Compare exactly what each tier includes.
PDF report An executive PDF with no filler: finding, severity, figure or distance, source, limitation and next action. See the PDF explained →A report may be highly visual or very long. Quality depends on the traceability and usefulness of each conclusion, not its page count.
Territorial viewer A multi-layer viewer over real IGN aerial imagery, combining the cadastral plot and constraints so buyers can see where each element lies.Location maps and separate images are common. Not every service lets the buyer combine constraints in a single viewer.
Inside Idealista A dedicated extension identifies the home and displays information while the buyer browses the listing: the first Spanish integration of this kind inside Idealista. The buyer will usually have to leave the portal and start a separate search on another website.
Generative AI It is not used to produce results or fill missing information. Results come from geometries, sources, calculations and deterministic rules. Not every service explains whether AI generates information, interprets data or merely helps draft the wording. Buyers should ask directly.
Reproducibility The same data, geometry and rules produce the same result. A change must come from an updated source or newly identified information.A conclusion cannot be audited when the underlying data, formula or decision rule is unknown.
Rigour and methodology Every check identifies its source and states its scope. We publish our methodology and limitations alongside real cases. Some services publish detailed methods; others rely on broad expressions such as ‘official data’ or ‘proprietary algorithm’.
What cannot be known We do not turn missing data into a conclusion. We distinguish public sources, private documents and on-site inspection. See the real limits →Any promise involving private or unpublished information should explain how that information was obtained for the specific home.
Scores and verdicts The consumer report does not reduce a home to an opaque overall rating. It shows the checks and keeps serious factors separate. Why this matters →A rating is meaningful only when its variables, weights, comparison sample and validation are published.
Nota simple and documents We do not simulate a Land Registry extract or promise instant delivery for every address. We explain when to request it and which papers must come from the seller. Read why →Intermediation can be useful, but it should be distinguished from an automatic Land Registry lookup and explain timing, cost and possible matching failures.
Collective intelligence A collaborative network of buyers: official data plus signals about damp, noise, discrepancies, earlier listings and other points to verify. The report is usually an isolated query. Information discovered by one buyer may not help the next.
Source separation Official data, listing content, a user-contributed signal and an item still to verify are clearly distinguished. Community information is never presented as a diagnosis.Check whether the report clearly separates facts, estimates, interpretations and third-party contributions.
Visible team Diana Popescu, mathematician and director, and Mario D. Gonzalez, engineer and technical creator. Public names, backgrounds, roles and profiles. Contact us →Legal ownership must be disclosed, but the people who direct, build or supervise the product are not always publicly identified.
Trade mark and continuity Trade mark registered with the OEPM since March 2026, with a public identity, methodology and product history.Check who owns the service, how long it has operated and whether there is a verifiable business identity behind the website.
Before you pay Real reports and complete properties are publicly available. Open real report →A prepared example is useful, but the decisive test is a familiar home and whether the result can be reproduced.

‘Other online reports’ describes patterns observed across the market. It does not imply that every alternative has the same characteristics. When a capability is not publicly documented, ask the provider to explain it.

The simplest test: analyse a home you know well. Check whether the tool identifies the correct property, cites its sources, distinguishes what it knows from what it estimates and lets you contact the people responsible for the product.

Others generate a document; Hogarfax builds shared knowledge

An isolated report ends when it is downloaded. Hogarfax accompanies the buyer from the listing to the decision: identifying the property, intersecting the sources, preserving the file and allowing new signals to help whoever comes next. That combination of official data, deterministic technology and connected people is harder to copy than a feature list.

Test the product, not the promise

Analyse any Spanish home by address or cadastral reference and review its first checks before paying.
